It started with a problem
I thought I had under control
In late summer 2022 I was working in the middle of the Stockholm rental market. I had long experience of renting out homes and we were already working actively with background checks and screening of the people we rented to.
At the same time the market had changed. The housing shortage was severe, the pace high and many people were under pressure to find a home. That also created opportunities for people who knew how the systems worked and how they could be exploited.
False identities and manipulated documents became harder and harder to detect. In some cases a single lease was used to sublet the same home several times over. Deposits and advance payments were made before anyone understood what had happened.
I knew the risks. I knew what to look for.
I was still affected myself.
That was when I started going back to understand what we had actually missed.
The more I looked, the clearer one thing became. The problem was not that the information was missing. Much of what we needed to know was already there.
Just not in the same place.
One detail sat in a document. Another in a register. Financial information somewhere else. History in yet another source. Each part could look reasonable on its own. Only when you placed the information side by side did the discrepancies and connections become clear.
As I kept digging I also saw that the problem did not always end with a single rental. The same people, identities, companies and behaviours could appear in several different contexts.
It made me wonder whether we were looking at the problem the wrong way.
We were good at checking each individual detail. But who saw the whole picture?
And above all, could we see it early enough?
Can we detect whether what we see is genuine?
Can we understand identity, documents, finances and history together instead of separately?
Can we connect the information and see the patterns that would otherwise be missed?
That is where the work began.
The experience
We knew the market and were already working actively to reduce the risks.
The insight
The information was not missing. It was spread across documents, sources and systems. What was missing was the whole picture.

We started building the system we had needed ourselves.
That is where Homito took shape
The three questions became the starting point for what we began to build. A way to bring information together, understand it in context and make discrepancies easier to detect.
That became the foundation of StaySafe. Then we kept building.
Today Homito brings the entire rental into one system, from application and background check to contracts, payments and ongoing follow-up.
